Programs for First-Time Homebuyers
Our team of experienced lenders have access to a range of innovative programs designed to help neighbors become homeowners.
Federal Housing Administration Programs
Backed by the Federal Housing Administration (FHA), programs include low down payment requirements, as well as higher debt-to-income ratios and flexible credit requirements – opening the door to homeownership for neighbors who may not otherwise qualify for a conventional mortgage.
Down payment assistance loan programs are available for properties in Connecticut through the Connecticut Housing Finance Authority (CHFA).
Fannie Mae HomeReady
Low-income borrowers with a good credit history may qualify for help overcoming some of the barriers to homeownership with low down payment requirements and credit for very low-income borrowers.
Freddie Mac Home Possible
Borrowers with very low to low-income may qualify for the Home Possible Mortgage which includes a very low down payment and allows for expanded down payment sources including family, employer-assistance programs, secondary financing, and sweat equity.
USDA Single Family Housing Programs
Neighbors purchasing homes in eligible rural areas may qualify for loans backed by the United States Department of Agriculture (USDA), which has many benefits including down payment assistance to increase an applicant’s repayment ability.
